A lease that does not start immediately (in possession) but at some future time. Such leases are capable of being legal estates in land, unlike other future interests. A lease expressed to take effect more than 21 years from the date of the grant is void under the Law of Property Act 1925. A lease that starts more than three months from the date of the grant is required to be registered.
